CheckMate is complimentary for hotels and rentals using Guesty services. We apply a 5% processing fee on the price set by the property for early check-ins or late check-outs. For example, with an average room rate of $240, we suggest $10 per hour. For an 8-hour late checkout, the guest pays $80, plus a $4 fee to CheckMate. We automatically adjust rates based on various factors to boost your revenue and handle all occupancy taxes and compliance reporting.

What is CheckMate?
CheckMate is an innovative solution that empowers property managers, short-term rental owners, and hotels to turn the wasted time between reservations into profit, without complication your operations. Our teamis made up of a group of international software developers, hoteliers, and property managers.
Why is the time wasted to begin with?
- INCENTIVE: Guests don’t like to accurately report when they plan to arrive after check-in, typically at 3 PM. They also don’t like to tell you they are departing prior to checkout. Why? Well, the guest paid for that time, why would they give it up? There is a lack of an incentive for your guest to sell what they’ve already paid for.
- COORDINATION: Your housekeeping staff works hard. They probably have an excellent routine in place. However, unpredictable guest behavior canthrow a wrench in your processes making iit impossible for your staff to know for sure when your guests plan to arrive or depart. Our most conservative estimate is an average of $1,500 per unit per year. If you already offer early check-in and late check-out you can expect an average of two hours of savings in labor costs and a 30% increase in conversion across each unit. Yes. CheckMate works with Guesty. It is our primary integration partner. We love their platform. If you don’t use it, you may want to consider switching to the leading provider in the industry. If not, we will do our best to integrate with whatever PMS provider you use.

How do I know that CheckMate won’t increase turnover costs?
CheckMate does the exact opposite. You’re staff will never turnover more rooms. Instead they are turningover the same number of rooms, but in the perfect order of operations, that enables your properties profitability and complements guest behavior instead of limiting it.
How easy is it guarantee early check-ins and late check-outs with CheckMate?
Quality assurance is the most important value adds of the service. Part of the whole reason managers are reluctant to promote and sell the service is because it is hard to guarantee without knowing for sure when all of your arrivals are coming and going. With CheckMate’s live and dynamic updates to your system, you can rest assured that anyone extending their reservation is only able to do so if your parameters are met BEFORE they are able to make the request. CheckMate collects, communicates, and analyzes the intentions of your guests, to build out otherwise wasted inventory between reservations.
What other features does CheckMate offer?
Our primary focus is monetizing the time between reservations. We create a points-based loyalty system that captures the value of the guest’s already paid hours of their reservation. Unlike other solutions that pry into every aspect of your operations with solicitations, new services, “free” upgrades that you get billed for only once you begin to rely on them, CheckMate aims to stay small and sleek. Typical solutions providers create more headaches than they are worth, creating another account and portal, new and ever-changing internal processes, or even complicated POS hardware like an in-room tablet that breaks, malfunctions, or falls victims to your guests sticky fingures. Our in-room POS is as simple as a QR code.
Where is CheckMate available?
CheckMate is available globally. We are onboarding properties and delight guests from Tokyo and London to Medellin and Pittsburgh. Whether your are concerned about occupancy or VAT taxes, local laws, or currency risk, we take care of it all. Our primary integration partner Guesty, the premier STR PMS, has a massive global footprint, and therefore so do we.
How much does CheckMate cost?
Nothing. CheckMate is 100% free to all hotels and short-term rentals that utilize Guesty property management services. How do we get make money? The guest pays us 5% of whatever price you decide to charge the guest. For example, if your average room rate is $240 per night, we would recommend an hourly base rate of $10 per hour. We’ll make automated dynamic adjustments based on your pricing, staffing, inventory, and other factors to help you maximize your ancillary revenue. So for a late checkout of 8 hours, your guest will pay you $80 and CheckMate will charge your guest an $4 dollar processing fee. We’ll handle the occupancy taxes and accounting reports so you stay compliant.
What if I already offer early check-in and late check-out?
Perfect. Then you already know everything we are telling you. The difference is we will expand your inventory, automate the process, enhance your pricing, and cure your headaches so that you do less work and make more money, all while making your guests happier than ever. How do we do it better? Well, it is a bit of a secret, but when you use our service, you’ll convert more sales through our in-room lightweight maintenance free, one-click, point of sale. Then we’ll find inventory you didn’t know you had by tappinginto your PMS’s calendar and communicating directly with your guests, providing them CheckPoints when the report their accurate arrival and departure times. Your guests will then use those points to take advantage of discounted CheckMate bookings, encouraging their loyalty and increasing the lifetime value of your customers.
Does CheckMate work with hotels and short-term rentals?
Yes. Our product works best with multi-unit properties and hotels, or distributed models with STR units scattered across a region. Customers with same-day bookings and turnover derive the most value from us
How does CheckMate manage guest access?
CheckMate integrates with your existing access system and PMS to update the arrival and departure time within your master calendar to modify the initiation and expiration of access keys so that your property remains secure, yet accessible. For example, whenever a guest checks out early, our reward system encourages them to report the unused time, that turnover is prioritized, communicated with staff, and then the extra availability is marketed to your next arriving guest for purchase with money and or points. Let’s say a guest reports that they are arriving at 7 PM. Once they are compensated for the unused time with points, their access code parameters will be updated so that their code will not work until 7 PM. On the other hand, a guest checkout out at 3 PM (instead of 11 PM) will have access to the space only for that time. The property’s team doesn’t have to make any manual updates, whatsoever, and we’ll keep everyone up-to-date with direct notifications via your PMS.
